1.1. Before you view
Confirm the professional's identity and licence. Verified badges on EMKAY reflect the documents we have checked — they are not a guarantee of the transaction.
Arrange viewings during daylight where possible, share your plans with someone you trust, and meet at the property or the agency office.
2.2. Warning signs of fraud
Pressure to pay a deposit before viewing, or to transfer money to a personal account.
Prices far below the market for the area, or an advertiser who refuses a video or in-person viewing.
Requests to move the conversation off-platform immediately, or to pay by untraceable methods such as gift cards or crypto to an individual.
Documents that cannot be independently verified with the competent authority.
3.3. Money and deposits
EMKAY never asks you to send a property deposit to EMKAY, and never holds deposits or client money. Any payment to EMKAY relates only to platform subscriptions.
Pay deposits only through the licensed professional's regulated channel, against a written receipt and contract.
4.4. Reporting
Report a listing, a user or a suspected fraud through the report control on any listing, the complaint form, or support@emkay.world.
Reports involving an immediate risk of harm should also be reported to the Qatari authorities. We cooperate with lawful requests.
5.Non-brokerage disclaimer
EMKAY is a technology platform that publishes property advertisements and connects users with licensed real-estate professionals. EMKAY is not a real-estate broker, agent, valuer, escrow agent, mortgage adviser or law firm, and does not hold a real-estate brokerage licence issued under Qatari law.
EMKAY does not act for any buyer, seller, landlord or tenant, does not negotiate on their behalf, does not receive commission on property transactions, and does not hold client money or deposits relating to a property transaction.
Any brokerage, agency, valuation, legal or financial service is provided solely by the third-party professional you engage. Their licence, conduct and liability are their own. You should independently verify a professional's licence with the competent Qatari authority before transacting.
6.Governing law & jurisdiction
This policy and any dispute or claim arising out of or in connection with it are governed by the laws of the State of Qatar.
The courts of the State of Qatar have exclusive jurisdiction to settle any dispute or claim, without prejudice to any mandatory consumer rights available to you.
Where a provision is found unenforceable under Qatari law, it is severed and the remaining provisions continue in full force.
